ServiceLink offers a wide array of default title services to help meet servicers’ needs. Q: What are some of the title products that servicers can utilize from ServiceLink?
A: In the default title space today, we have everything that starts on the pre-foreclosure side of the house, as well as loan modification and deed-in-lieu. As a property works through the default lifecycle, you start dealing with post sale, CWCOT and REO to end the title process, which we also offer.
Within those title products, we have even more, smaller ecosystems to help us simplify processes for servicers and borrowers. For example, in loan modification, we start with the title products. We leverage some of the data from those title products to ingest into our document generation services that then create different templates for our borrowers to execute to help them get through that modification process. We manage these products and services through our proprietary EXOS® technology to create modification documents and then move into our workflow of getting those documents signed.
Q: What different signing solutions does ServiceLink offer?
A: We have a few different options available when it comes to signing. Our title and close solutions are all-inclusive and offer solutions through loan modification, deed-in-lieu, pre-foreclosure, post-sale title, CWCOT title and close and REO title and close. We also offer eClosing capability, where we can electronically send documents to all parties for eSignature prior to closing. We provide remote online notarization (RON), where borrowers can conveniently close from the comfort and security of wherever is convenient. And, of course, we offer traditional wet signings. Regardless of closing type, we offer a secure portal for servicers to track transactions and deposit earnest money in our secure system.
Q: What can servicers expect from ServiceLink in terms of service?
A: At ServiceLink, having the right products, tools and technology are critical to our success. In addition, we have the right staff and our expertise. Our staff knows how the products work, which leverage our case management system, EXOS, to get them through their daily tasks. This helps us maintain phenomenal SLAs across the board for our clients. So, we look at a core process, what those steps are to get to the finish line and make sure we have proper execution to ensure that the timelines are where they need to be.
